How it works

Four stages. You will know where you stand at each one.

Most Australian buyers first hear the words NIF, CPCV and escritura after they have already committed money. That is the wrong order.

  1. 01

    Consultation

    We establish what you are buying, where, and through which structure — personally, jointly, or through a company. Before any money moves.

  2. 02

    Due diligence & NIF

    Title, encumbrances, licensing and planning checked on the ground in Portugal. We obtain your NIF and act as your fiscal representative.

  3. 03

    Promissory contract

    The CPCV binds you and puts your deposit at risk. We negotiate its terms, set the conditions precedent, and make sure your funds are held correctly.

  4. 04

    Deed & registration

    Signing the escritura, settling IMT and stamp duty, and registering your title. By power of attorney if you cannot travel — most of our clients don't.
